Association Services:

*Complete financial management with the recommendation and encouragement of yearly independent financial Review or Audit. Financial reports are provided monthly to the Board of Directors.
*Provide a Reserve Study based on real time vendor estimates.
*All managers achieve certification by the Community Associations Institute (CAI).
*The management team has over 150 years of combined real estate management experience.
*Access to a proven vendor network as well as accommodate working with vendors for properties that have existing and established vendor relationships.
*All vendors prequalified to ensure correct insurance coverage and, where applicable, licenses.
*Developed and implemented a proprietary maintenance work order system that tracks work from request to completion to provide accurate and detailed historical information.
*Offer complete turn-key maintenance services from routine maintenance items to large projects with a seasoned and experienced staff.
*Offer project oversight for large projects to assure scope of work accuracy, timeliness and cost control.
*Offer each association a unique “team” approach by offering the association a seasoned manager, an administrative assistant, a staff accountant and a maintenance coordinator all working in sync to service the association. This provides redundancy and back up should one member of the team be unavailable.
*Offer a specialized collections department in conjunction with an experienced collections law firm.
*Manage over 100 associations with over 8,500 units ranging from styles of single family, town house, garden style, and commercial units. Many associations have been with Evergreen Management for over 15 years.
*Manage insurance claims, including handling the initial loss, meeting with the adjuster, settling the claim, and oversight of needed repair work.
