Evergreen Management Group serves communities in Southern New Hampshire, the Lakes Region, the Seacoast, the Upper Valley, Worcester and the Greater Boston areas. The company works from local offices in Bedford, Stratham and Gilford, New Hampshire, in Dedham, Massachusetts, and in White River Junction, Vermont.
Evergreen Management Group manages the full range of community association types, including single-family homeowner associations, condominiums, townhome communities, cooperatives, active adult communities, and master-planned and mixed-use developments. Service plans are built around each association's governing documents and needs.
Fees are quoted for each community rather than published as a single rate. Instead of bundling everything into one flat fee that is adjusted later as an association's needs change, Evergreen Management Group itemizes services on an Exhibit A service schedule attached to the management agreement, so a board can see exactly what it is paying for. A proposal for your association will show the specific services and their costs.
The board keeps decision-making authority for the association, including approving the budget, setting policy and awarding contracts, while the Evergreen Management Group team carries out day-to-day management within those decisions. That day-to-day work includes board updates and meeting packages, property inspections, violation reporting, vendor coordination and regular financial reporting. The exact division of duties is set out in each community's management agreement.
Transitions follow the general Associa onboarding process, which is handled in phases. The first phase collects and reviews the association's financials, governing documents, meeting records and vendor contracts, and introduces the assigned community manager to the board. Later phases cover reviewing any financial questions with the board, inventorying property and assets, setting the annual meeting and inspection calendar, completing initial property inspections, and bringing board members and homeowners onto the online resident portal.
Yes. Members of the Evergreen Management Group leadership and management team hold industry designations including CMCA (Certified Manager of Community Associations), AMS (Association Management Specialist) and PCAM (Professional Community Association Manager).
Evergreen Management Group's accounting operations are covered by fidelity bond protection, and its financial controls are covered by a SOC 1 Type 2 audit.
